Tack strip popped on a hot afternoon in Phoenix, caught it before the customer saw

I was doing a living room swap out off of 16th Street, new pad and everything. Mid stretch on the far wall, I felt the tack strip give under my knee and that little snap sound you never want to hear. The strip had been nailed into dry rot along the baseboard, so the pins just pulled right up. I stopped, pulled the whole strip out, and checked the next three feet with a screwdriver, sure enough that corner was mush. I cut back the dry rot, screwed in a fresh piece of plywood patch, then re-set the tack strip with concrete screws instead of nails. Took an extra 45 minutes and I had to redo two cuts on the carpet because it shifted. Customer came home and asked why I was sweating so much, I just said it was Phoenix. Has anyone else run into hidden water damage under old tack strips that looked fine on top? What do you use to fasten strips when the subfloor is sketchy like that?
