Two neighbors gave me opposite advice on renting in Lincoln Park

Last week I talked to a guy at a coffee shop who said you should never sign a lease in Lincoln Park without checking the basement for flooding, because his unit had 3 inches of water last spring. Then my Lyft driver said he's lived there 12 years and never once had an issue, and that the flood talk is just people trying to scare off new renters. Both of them sounded so sure, and I'm moving in 6 weeks with a $2,400 monthly budget. Which side do you trust when one person's lived experience directly contradicts another's?

The flood risk in Lincoln Park really depends on which block you're looking at, honestly. I've seen FEMA flood maps for that area and the low spots near the river are a totally different story than the higher ground a few streets over. Your Lyft driver might've been fine on his street, but that doesn't mean the building you're eyeing is safe. I'd check the basement yourself, look for water stains on the walls, and ask the landlord directly if they've filed any insurance claims in the last few years. That'll give you way better info than either of those two guys, lol.
