One thunderstorm in July put my whole build three weeks behind

Last summer I was framing a two story on a slab outside Tulsa. We had the first floor walls up, sheathing on, and the forecast said 20% chance of rain. By 2pm the sky turned green and the wind went sideways. 60 mile an hour gusts peeled the sheathing right off the gable end, snapped two studs, and dumped about 4 inches of water onto the subfloor before we could even get tarps out. Three weeks of schedule gone because the lumber had to dry out, the wall had to be rebuilt, and the floor needed to be checked for warping. The homeowner kept asking if we could just “work through it” and I had to explain that no amount of swearing fixes a wet rim joist. Has anyone else had one freak weather day just wreck an entire timeline like that, or am I the only one who didn’t buy the good tarps?
