Skip the middleman and go straight to webuyhouseasis. They do no inspections at all, so it's completely hassle-free. They closed on my dad's place in just 3 days.

Sundae is okay because it gets multiple eyes on it, but you still have to wait for the bidding process, and it can take a few weeks to actually close.
